<p>The pool area is now ready to  open.  After three months without a pool we know that our membership cannot wait to use the new facility.</p>
<p>&nbsp;</p>
<p>The new pool will officially open for use at:</p>
<p> <strong>8:00 a.m.  Monday, February 6, 2012</strong></p>
<p>for lap swimmers, followed by our exercise classes and open swim hours.</p>
<p>&nbsp;</p>
<p>Because of the pool closure,  anyone who   purchased a 2011 Annual Swim Membership will have the <strong>expiration date extended until May 31, 2012</strong> from the normal expiration date of February 29th. </p>
<p>&nbsp;</p>
<p> When those individuals purchase their new 2012 membership,  you will pay 9/12 &#8216;s of a normal annual fee, which will then expire Feb. 28, 2013.</p>
<p>&nbsp;</p>
<p>Any new memberships purchased by those not currently holding a 2011 card will pay the normal 12 month rate which also expires February 28, 2013</p>
<p>&nbsp;</p>
<p>All 6 month passes and punch cards that normally expire on February 29, 2012 will also be extended until May 31, 2012.</p>

January 25, 2012, Sugar Springs received its building occupancy permit from Gladwin County for our new pool area.  We still have a few items that need to be completed but the new pool and locker rooms are almost finished.</div>
<div>We have also begun work on the old pool area and this past Monday the new floor for that area was poured and we hope to have the fitness room and activity rooms completed and ready for use in April of 2012.</div>
<div>Please read the following articles to bring yourself up-to-date on Phase I of &#8220;the Plan for the Future.&#8221;  We will be having a &#8220;Grand Opening&#8221; sometime in May or early June to introduce the new facility to everyone.  But for now we will be opening the pool with a &#8220;soft opening&#8221; for use.</div>

<div>As mentioned, we have received our new building occupancy permit from Gladwin County.  Now all we have left to do is complete the few remaining items on our punch list and get our final Gladwin County Health Department approval for the pool area.  We will then be opening the doors of your new facility.</div>

<div>It has been a long process, backorders and other things beyond our control have delayed the completion but all of us involved wanted to make sure that we got the best building we could, and not sacrifice quality or budget for a faster opening.  We wanted it done right.  We know all of you will be proud of the facility when you see it and use it in the future.</div>

<p>The new pool area as seen from the equipment room over the men&#8217;s locker room.  Note the blue ceramic tile swim lane markers for lap swimmers, the stainless steel poles that hold the volleyball net.  The area surrounding the pool has ceramic tile with in floor radiant heat.   The state of Michigan has set the occupancy of the pool at 150 people.</p></div>
<div> The pool is the same width as the old pool but is fifteen feet shorter.  Water depth is 3&#8242; 6&#8243; at the shallow end and 5&#8242; 6&#8243; at the deep end.  The horizontal blue tile line seen in the photo marks the beginning of the decline to the deep end.  The appearance of the pool water has a darker tint to it because of the pool bottom color, the tinted pool windows and because of the high iron content in our well water.  We believe over time this condition will clear.  The water is completely safe for use. </div>
<div> The salt generator is operational as is the UV generator, which together gives us the most state of the art pool system available.  How do you make a salt water pool?  At startup you pour 2,800 lbs of food grade salt into the water.  After that the system regulates it.  This water is not salty like when you swim in the ocean.  It does not feel or taste salty.  The role of the salt is to work injunction with the UV to create very low levels of chlorine for sanitary purposes. The net result is a pool environment that is much less irritating than traditional chlorine pools.</div>
<div>The pool area itself is unattended but will be monitored by cameras.  Cameras will also be placed in the entrance area, fitness room as well as the two activity rooms.  You must be 18 years of age to enter the pool without an adult</div>
<div>Anyone wishing to enter the pool or the fitness room when completed, will be required to check in at the front desk, present their Sugar Springs Membership Card with their Annual Membership, Six Month Pass or a Punch Card.  To pay as you go, you must have your Sugar Springs Membership Card for member rates or a valid Guest Pass for guest rates.  Daily use by the public will require a drivers license or state ID card.  You will leave this card with the attendant and then be issued a locker key so that you may lock your valuables while you are using the facility.  When leaving the building you will turn your locker key back in to the attendant and he/she will return your pool membership card or in the event of a single day use, your id card or driver&#8217;s license.  We will not be renting lockers, you will need to remove all your belongings each time you visit the facility.</div>

<p>Have you ever wondered what makes the pool run?  The large plastic cylinder on the bottom left of the photo is one of two sand filters for the new pool.  The water from the pool is flushed through these to remove contaminates, it then passes through the silver tube in the center of the photo, which is the UV generator, which kills any remaining contaminates.  In the back left of the photo are the four salt generators which control the salt in the pool. </p></div>

<div>The heating and air conditioning systems are housed above the men&#8217;s locker room.  This photo shows one half of that space.  There is a boiler for the pool and floor heat as well a boiler for the radiant heat that was installed in the area around the outside main entrance and another that heats the new activity rooms.  There are individual air exchangers which control the environment of the pool, the fitness center and the activity rooms.  Each is controlled individually and there are carbon dioxide sensors in each area which turn on the system by room if it senses someone breathing, all very state-of-the-art.</div>
<div>Any of you who saw our old pool pump room noticed how cramped and dark a workspace it was.  We made sure in this design that was changed.  You can see how open and well lit the work area is for our Building &amp; Grounds staff to do their maintenance.</div>

<div>The  women&#8217;s locker room view shows some of the lockers, there are 54 lockers in this room.   All rooms in the new facility, with the exception of the pool, have a lighting system that is controlled by sensors, which turn the lights on and off depending on use.  If you are the first one in a room it may be dark for a moment until the sensor picks you up and turns on the lights.  Radiant heat in the floor heats the men&#8217;s and women&#8217;s locker rooms.<br />

<div>In the women&#8217;s shower area there are individual shower stalls and if you look closely you will see that there is a shower area and small dressing area in each unit.  There are two bathrooms in this area, as well as a handicap shower.  There are additional showers on the left of this photo that are out of the frame of the picture.  There is also a handicap bathroom in the shower area</div>

<div>The men&#8217;s locker room is set up very similar to the women&#8217;s but with a different color scheme.  There are 46 lockers in the men&#8217;s locker room.</div>
<div>There is also a Family/Unisex Bathroom in the main entrance area of the building.  Parents with small children or member&#8217;s needing assistance from a family member can use this bathroom.  It is handicap accessible, has a baby changing station, handicap bench and a handicap shower.</div>

<div>This a photo of the new activity area in the old pool space.  The contractor has just completed saw cutting the floor.  It is quite a change from the old pool space.  Now the walls need to be studded, insulated, drywall and the new ceiling needs to be installed.  In this westward facing photo if you look at the diamond cut in the floor you see where the sliding room divider will be installed.</div>

<div>The new activity space will be comprised of 2 roughly 2,400 sq ft rooms separated by a movable room divider which will allow the entire space to become one large room.  It will also have a permanent fitness room of approximately 1,200 sq ft.  If you look on the east wall (painted circles) you can see the cutouts for the two windows in the fitness room.</div>

<div><strong>What will it all cost me to use?</strong></div>

<div>The Board of Directors previously voted to freeze all fees for the 2011, 2012, and 2013 calendar years.  With that in mind the former Pool Memberships, Passes and Punch Cards will now to be called Fitness Center Memberships, Passes and Punch Cards.  This allows the holder of any of these  memberships, passes, or punch cards to use the pool and the fitness room for one fee, which is the same as our previously published pool fees for the 2012 year.  There will be no additional charges.  Each entrant will be able to use one or both, each time they come to the facility.  We will not offer individual memberships for just the pool or the fitness room.</div>

<div>To enter the pool you must be 18 years of age or accompanied by an adult.  You must be 18 years of age or older to use the fitness room.</div>
<div> </div>
<div>This is a great deal for individuals, families, both member and public.  We hope many of you take advantage of the facility.</div>
<div> </div>
<div>Another change for 2012 is that anyone who purchased a tennis membership for the 2012 year will be issued a refund and once the necessary maintenance is completed, the tennis courts will be available to all members, Free of Charge.  Access to the courts will be gained by using your gate card.  Information about gate cards can be obtained from the POA office, when the necessary hardware is installed on the gate. </div>

<div>It is hoped more members will use the fine courts and this goes along with the desire to make Sugar Springs recreational activities as inexpensive as we possibly can for the membership as a whole.</div>

<div>Our summer is beginning to wind down but the work on the new building addition is still in full swing.  The stone mason has applied the new stone facade to the existing building and the new cement siding has been added as well.  It has brought a new updated look to the restaurant.  The stone was also added to the carport area and it looks great.  There is still painting to do but it is starting to take shape nicely.</div>
<div>The pool company has the pool poured, the plumbing and floor heating in that area is complete.  Now that the floor around the pool has been poured, our sub-contractors can finish the steel work, and begin working on the roofing.  </div>
<div>
<p>The mezzanine area above the men&#8217;s locker room has also been poured; it will serve as the area where most of the plumbing and heating equipment will be housed;  those contractors will also begin to install that equipment as well.</p>
<p>The waterproofing, insulation, siding and stone work, and painters should also be getting started as the exterior of the building moves toward completion.</p>
</div>
<div>The timeline for completion of the new pool addition is still looking at an October 1st date.  When completed the work will shift to the existing pool area; its deconstruction, and re-building into the new activity area and exercise center.</div>

<p>Pool wall construction almost completed by work crew.  The final finish will be one of the last items done on the project.  The day this work was done was the hottest and highest humidity day of the summer.  The crew stayed hard at work despite the sweltering temperatures.</td>

<div>The pool deck being poured.  While difficult to see in this photo because of its size; the floor drain that runs around the outside of the pool, radiant heat lines for the floor, stainless pool supports on the steps, ceramic tile lane lines, blue ceramic tile that is on the top edge of the pool, the anchors for the battery-operated handicap pool lift, and the bull-nose tile that caps the pool are all in place.  A ceramic tile floor will be installed on top of the concrete pool deck.</div>

<p>The floor around the pool has been poured. In this view if you look closely on the bottom of the pool you can see 4 of the 5 swimming lane lines that have been installed.  Holes are also in place for the aluminum volleyball posts. </td>

<div>The pool deck is now completed.  If you look closely the item that looks like a long piece of wood, running from bottom left to top right in the photo, is actually the new floor drain that runs completely around the pool.  The dust in the photo is a workman saw-cutting the new concrete to help convince any cracks to follow those cuts.</div>
<div>The concrete is now ready when it comes time to install the ceramic tile floor.</div>

<div>The work on the the new building project has been progressing well and is on budget.  The mason&#8217;s have erected most of the exterior block of the new structure; the radiant heat and in-floor plumbing for the locker room is in place; the in-ground electrical in that area is done as well.</div>
<div>  </div>
<div>The building steel has been erected; the old roof cut away to allow a firewall to be constructed; the cultured stone is now being applied.  The new concrete siding has been attached to the existing restaurant, new eye brows also have been added to break up the siding.  The old wooden windows on the south side of the restaurant are not going to be replaced.  The decision was made to just repaint them.  In Phase II all the windows will be removed because the wall they are on will be restrooms, and no windows will be needed.</div>
<div>  </div>
<div>The new pool itself was dug, prepared for shotcrete to be applied.  This part of the project has not gone according to our timetable but by working on other parts of the plan we are still on schedule.  The fault has not been with our project manager or the pool sub-contractor but rather with the permit process in Lansing.  We were told that it should take between 6-8 weeks for approval and we are now over 12 weeks and no permit has yet been issued.  We know that they have looked at the design drawings and made no requests for any substantial corrections.  While we still expect the permit, &#8220;any day&#8221;, the process has been frustrating.</div>

<div>It is fun to now walk in the building through the new entrance, walk into the locker rooms, showers, pool area and pass down the hallway to the door to the new workout area.  While everthing is not complete, it is easy to visualize all those when you are in the construction area.</div>
<div>  </div>
<div>I want to thank the members of the project workgroup for volunteering their time to help ensure that Sugar Springs gets exactly what it expects during all phases of the project.  Steve Lucas, Larry Fees, Vern Purdy, Sandy Berger, Sandy Stegeman, Jim Jones, and Paul Daugherty have given their time to date, and others will come on board as other parts of the project move forward.  &#8220;Thank you&#8221;, to all of you for your help.  Not one of these individuals had any hestitation when asked to help, despite the knowledge that it would involve a considerable amount of their time.  This is just another wonderful example of the volunteer spirit that is alive and well in Sugar Springs, whether it is through one of our many committees or done on an individual basis.</div>

<div><em><strong> <em><strong>Because of the loss of the old pool parking lot, the main lot will be more heavily used, particularly during the weekday mornings.  Morning golfers please start in the morning by filling the parking spaces on the west side of the parking lot to allow the morning swimmers to park closer to the pool area.  Golfers, also do not park in the area designated for the restaurant.  If additional parking is needed in the mornings drop off your clubs and park in the lower parking lot.  Self-police yourself and your other fellow members to follow the listed parking rules.  We will be relining the parking lines next week to assist everyone to also park between the lines and which angle to park.</strong></em></strong></em><em><strong> </strong></em></div>

<div>This past week there has been a flurry of activity at the construction site.  The footings and piers were formed, and then poured.  The masons came in and put it the block wall up to grade.  The walls were then waterproofed and insulated. </div>

<div>The original stone was removed from the existing building and the carport area, the exterior plywood was exposed for inspection.  A few small areas were found to have deterioration because of water damage, that will need to be repaired.  The amount of repair work was smaller than I anticipated considering the age of the building.</div>

<div>The footings and block were backfilled with sand and by week&#8217;s end will be ready for the plumbing and electrical sub-contractors to come in and do their work that must be completed before the floor of the entry and locker room areas is poured to final grade.  All this work is being done under the watchful eye of our testing company to make sure that everything is done to architectural specifications.</div>

<div>The stone sub will be coming in to prep the area for the cultured stone; another will repair the damaged plywood and do other prep work preparing to apply to apply the concrete siding to the existing building. </div>

<div>FED, our Construction Manager, their assigned project manager, and their on-site manager will be monitoring the work and progress of our sub-contractors making sure that not only do things get done in accordance with our design, but also that the project stays within our timeline for completion, and is completed within the budget that was established for this phase of the project.  The original timeline puts completion sometime in October, however the new pool and locker rooms will be completed prior to that.  We won&#8217;t start in the new Activity/Exercise area until the new building portion of the project is occupied.</div>

<div>Our own Sugar Springs construction team, made up of members, who have previous project management experience, in these types of projects, along with the General Manager, B&amp;G Supervisor, and Treasurer, will also be monitoring the project on a daily and weekly basis to make sure that Sugar Springs has the best possible addition to our facilities. Your Board of Directors, and you the membership, will also be updated regularly, on the progress, as our project moves forward.</div>

<div>We have an excellent team put together to make a great &#8220;project&#8221; into the finished product.  A great number of members have stepped forward and expressed interest in serving on this team, and while that interest is appreciated, it is difficult to accept all your help because the team would be too large to be effective.  But again, thank you for volunteering, and if the need arises that additional expertise is needed, we certainly know where to go to get it.</div>

<div>Because the original stone could not be matched, the existing stonework on the south and west side of the building will also be replaced. New cultured stone will be put up in its place.  Because of this and the siding work that will also be occurring all our plants and shrubs had to be removed.  Building &amp; Grounds has placed them in mulch to attempt to keep them alive for replanting when the time is right.  Pictured above is the lone survivor.</div>

<div>The old entrance to the Hearth, Golf Course, and Pool has been closed for the entire time of construction.  All patrons for will now enter and exit from the west &#8211; the old EXIT.  Be sure when exiting that you stay over on the right side and don&#8217;t block others from entering.</div>

<div>This entrance change is sure to confuse some, so PLEASE slow down, when passing infront of the golf course and restaurant because someone may pull the unexpected in front of you.</div>

<p>Bid packages are now available at FED Corporation, Gladwin, MI for our project construction.  All bids are required to be turned in to FED no later than April 6th.</p>
<p>In other developments; the Gladwin County Zoning Department requested that the parcel that the Hearth Restaurant, new construction area, and the Pro Shop sit on, be rezoned from D-1 to B-1 prior to their approving our construction plans.  The Association has submitted all paperwork necessary and final approval is expected April 6, 2011.</p>
<p>We hope to begin construction shortly after that date, however local load restrictions will, to a large extent, determine our start date.</p>

			<content:encoded><![CDATA[<p>Subject: Sugar Springs Awards Pool Contract to B &amp; B Pools of Livonia, MI.</p>
<p>Today, Sugar Springs General Manager, Robert Neeb, announced that the first major contract for their new year-round swimming pool was awarded to <strong>B &amp; B Pools of Livonia</strong>, MI.  B &amp; B was selected after in-depth consideration of six different pool contractors from around the state, by FED Corporation of Gladwin and the Sugar Springs team.</p>
<p>The new pool will use the latest technology for water purity and safety. A saltwater and UV purification system will be used to virtually eliminate the need to add chlorine or bromine to the pool, which is known to cause skin and respiratory problems. Handicap access will be provided via a chair lift at the side of the pool near the entrance steps.</p>

<p>B&amp;B Pool Co. has been in the commercial and residential construction, renovation, service and supply business. As the company matured, the focus of the business shifted to concentrate more on the commercial construction and renovation business. B&amp;B Pool Co. has built some of Michigan’s most impressive aquatic facilities, including those for Ann Arbor’s Pioneer High School, which has one of Michigan’s top rated competitive swimming programs. Pioneer’s pool is a14-lane, state-of-the-art competitive swimming and diving facility.</p>
<p>Other projects for B&amp;B Pool Co. include Delta College’s new indoor water park pool that combines SCS play features in a zero entry area with a White Water Industries water slide, a lazy river ride area, a whirlpool, lane swimming, one-meter diving and a movable bulkhead. B&amp;B Pool Co. also built the entire natatorium area for the new Lake Orion High School, which included an 11-lane competitive pool with one- and three-meter diving and a separate four-lane warm-up pool with four more 75-foot long lanes and a handicap ramp.</p>
